Small Homes

Small Homes

More home in less space. Compare small-home styles, building methods and costs for your land in Texas and the Southeast.

What Is a Small Home?

There is no single official definition of a small home. Most buyers mean a home larger than a tiny home but smaller than a typical new house, with a simpler layout, a smaller lot and lower running costs. A small home can be site-built, modular, manufactured or another kind of prefab, and that building method shapes the code, the timeline and the financing.

Small vs Tiny

Tiny homes are usually under about 600 sq ft and are sometimes built on wheels. Small homes are usually larger and placed on a permanent foundation. Our Tiny Homes page covers the smaller end.

Lot & Zoning

Some areas set a minimum home size or have rules for accessory dwellings. Check zoning before you choose a floor plan.

Budget

The home is only part of the cost. Land, site prep, utilities and delivery can add a lot, so build a total budget early. Our free cost guide can help.

Small Homes by Style

Pick a style to see what to ask before you buy a small home in that style.

Container Homes

Two or more shipping containers can be joined into a small home. Ask about insulation, rust protection and whether your county has approved container homes before.

Cabins

Small cabins work for full-time living or a second home. Ask about the foundation, the heating and the road access to the site.

Green Homes

A smaller footprint is a good start. Ask about insulation, solar-readiness, water-saving fixtures and the materials used.

Glass Homes

Big windows make a small home feel larger. Ask how the home will be shaded and what glass ratings are used.

Energy Efficient Homes

Small homes are often cheaper to heat and cool. Ask for the insulation and window specs, and whether the home is solar-ready.

Cottages

Cottages are a classic small-home style with simple rooflines and porches. Ask which plans fit your lot size and setback rules.

Detached Homes

A small detached home sits on its own lot with no shared walls. Ask about minimum lot sizes and setbacks where you want to build.

Prefab Homes

Small homes are often built as modular or panelized prefab homes. Ask about delivery access to your lot and how long the on-site work will take.

Custom Homes

A custom small home can be designed around your land. Ask how much design time, engineering and permitting are included in the price.
