Manufactured Homes
Factory-built to the federal HUD Code and delivered to your land. How they compare with modular homes, and what to check before you buy.
What Is a Manufactured Home?
Manufactured homes are built in a factory to the federal HUD Code (in place since June 15, 1976) and carry a red HUD certification label on each section. They are built on a permanent steel chassis and can be placed on a permanent foundation or a non-permanent setup. That one choice affects how the home is titled, financed and taxed, so decide it early.
Manufactured vs Modular
Manufactured homes follow the federal HUD Code. Modular homes follow the same state and local codes as site-built homes. Our Modular Homes page explains the other side of the comparison.
Foundation & Title
A home on a permanent foundation can often be titled as real property together with the land. Rules vary by state, so confirm with your county and lender.
Financing
Common paths include chattel loans, land-and-home packages and some government-backed programs. Our financing page walks through the options.
Manufactured Homes by Style
Pick a style to see what to ask before you buy a manufactured home in that style.
Container Homes
Manufactured homes and container homes are both built off-site but follow different codes. Ask which code applies to the home you are considering and what your county will approve.
Cabins
Cabin-style manufactured homes pair a HUD-Code frame with wood-look siding, porches and pitched roofs. Ask which features are standard and which are add-ons.
Green Homes
Ask builders about insulation levels, window ratings, sealed ductwork and low-VOC finishes. These choices are usually set at the factory.
Glass Homes
Larger window packages and sliding doors are often available as options. Ask how they change the price, the delivery size and heating and cooling costs.
Energy Efficient Homes
Some manufactured homes are offered with ENERGY STAR or upgraded efficiency packages. Ask for the specs in writing and compare them home to home.
Cottages
Single-section manufactured homes can make simple cottage layouts. Ask about porch, roof pitch and siding options that change the look.
Detached Homes
A manufactured home on your own land is a detached home. Ask about foundation type, utility hook-ups and site prep costs before you sign.
Prefab Homes
Manufactured homes are one kind of prefab home. Ask whether a home is HUD-Code manufactured or modular, because the answer changes financing and placement.
Custom Homes
Many manufacturers offer a set floor plan with options rather than a fully custom build. Ask which walls, finishes and layouts can actually change.
